Walk into a Candlelight Homes model home on a Saturday and you’re helped by whoever is on shift. The team at Firefly is small and genuinely invested in this community — better than most — but which agent greets you is still a matter of timing, and that’s how model-home coverage works everywhere.

So we’ve been meeting them. We sit down with builder agents across the communities we track and pay attention to specific things: how they handle a buyer’s agent, how straight they are about incentives and deadlines, and how much of their process they’ll put in writing. Out of that, we picked a preferred agent for Firefly.

Be clear about what that’s worth. It doesn’t lower your price — Candlelight Homes charges the same with or without your own agent, and we confirmed that with them directly. Candlelight Homes — a Utah builder that sells exclusively at Firefly, so this community has their full attention rather than being one of a dozen on a map. Every home here, townhome and single-family alike, is built and sold by Candlelight. Will I get a better price working directly with Candlelight Homes?

No — and I've confirmed this with Candlelight Homes directly. Candlelight Homes doesn't lower the price or sweeten the incentives for buyers who come unrepresented. The price is the same whether or not you have your own agent, so skipping representation doesn't save you a dollar here — it only changes who's in your corner. The on-site rep is genuinely helpful, but they work for Candlelight Homes. Register with me before your first visit and you keep someone at the table who works only for you.

Which Candlelight agent will I work with at Firefly?

Firefly is staffed by a small on-site team rather than a rotating cast, which is genuinely better than most communities — but which agent greets you still depends on the day you walk in. We've sat down with the team at Firefly, and we have a preferred agent here: someone straight about pricing, incentives, and timing, who works the way we do. We introduce you and register you through them. It doesn't change your price; it changes how cleanly the process runs. You keep your own representation either way.

What kinds of homes does Firefly offer?

A wide ladder for one community: townhomes starting in the mid $300s and single-family homes starting in the mid $400s, across 25 home designs — from a one-bedroom, one-and-a-half-bath rambler to five-bedroom two-story plans. A first home and a move-up home can both be here, and the monthly payments across that range look very different, which is exactly what the live list above shows. Candlelight doesn't publish square-footage ranges by plan, so ask me for the size and layout on any specific home you're watching.

What amenities does the community have?

This is where Firefly separates itself: over 350 acres of parks, trails, and amenities across three parks, plus a full-time activities director whose job is getting neighbors to actually meet each other. Open today at Firefly Park are the bike pump track, the skate and wheels park, and the pickleball and basketball courts; Trailblazer Park carries NICA and equestrian trails, a downhill mountain bike course, an archery and ax-throwing center, and a campground; Adventure Park adds an indoor and outdoor playland, a splash pad, an amphitheater, and a climbing wall. The multisport field complex is planned and not yet complete — it's on the master plan, not on the ground, and I'll tell you where it actually stands when you tour.

Which schools serve Firefly?

Candlelight doesn't publish school assignments for Firefly, and I won't name a school your kids might not attend. Eagle Mountain is growing fast enough that boundaries genuinely move, and Utah is in the middle of redrawing district lines besides — so this is one I confirm in writing for your specific address before you write an offer, rather than repeating something that was true last year.

What are the HOA fees at Firefly?

Candlelight doesn't publish Firefly HOA dues on its public page, and I won't guess at a number that lands in your monthly payment — especially in a community carrying this much amenity. I get the current fee schedule, and exactly what it covers, directly from the builder as part of running your numbers, and where a fee is confirmed it's already included in the payments on this page. Townhome dues typically run higher than single-family because they cover exterior maintenance, so ask me for the figure on the specific home you're watching.

Do I have to use Candlelight's lender?

Candlelight publishes three preferred lenders — Northpointe Capital, Guild Mortgage, and First Colony Mortgage — and its published incentives are closing-cost assistance rather than an advertised rate: up to $10,000 toward closing costs with a preferred lender, and Utah Housing's $20,000 first-time-buyer program on qualifying homes at or under $450,000. Incentive terms move, and whether the builder's lender or your own wins depends on the math on your specific home, so I confirm the current offer with the builder and run both sets of numbers side by side — on the complete payment, not the Year-1 teaser.

Where is Firefly, exactly?

The west side of Eagle Mountain in Cedar Valley, roughly 40 miles south of Salt Lake City and 30 miles north of Provo, with the sales office at 3004 N Wander Ln, Eagle Mountain, UT 84013. It's a genuine trade: more space, more trail, and more house per dollar than the Silicon Slopes corridor, in exchange for a longer commute north. If you tour it, let me register you before you go.
