Will I get a better price working directly with Edge Homes?

No — and I've confirmed this with Edge Homes directly. Edge Homes doesn't lower the price or sweeten the incentives for buyers who come unrepresented. The price is the same whether or not you have your own agent, so skipping representation doesn't save you a dollar here — it only changes who's in your corner. The on-site rep is genuinely helpful, but they work for Edge Homes. Register with me before your first visit and you keep someone at the table who works only for you.

Every home also gets 1-gig Mapleton City fiber internet through the HOA. The payments on this page already include the correct HOA for each home type.

What amenities does the community have?

Two clubhouses, two pools, three pickleball courts, two playgrounds, a community trail system, picnic tables and shade structures, and gathering areas — with common-area maintenance and snow removal handled by the HOA.

Which schools serve Harmony Ridge?

Nebo School District. Closest by drive time: Spanish Oaks Elementary (6 min), East Meadows Elementary (7 min), Spanish Fork Junior High (9 min), Maple Mountain High (7 min), Spanish Fork High (6 min), and Landmark High (9 min).

Is there a reinvestment fee when a home sells?

Yes — a one-time fee at sale: a flat $1,000 for single-family homes, and $1,000 plus 0.5% of the gross sales price for townhomes and condos. I include this in your numbers so it never surprises you at the closing table.

What landscaping is included in the price?

Townhomes and condos come fully landscaped. Single-family homes include front-yard landscaping — front and side on corner lots.

Who are the utility providers?

Internet is 1-gig Mapleton City fiber, included through the HOA. Gas is Enbridge Energy, power is Rocky Mountain Power, and culinary and secondary water run through Mapleton City. I hand you the full contact list at closing.
