Mortgage rates rose slightly over the past month, single-family prices in Utah County are holding, and the attached market — townhomes and condos — is the one place buyers have real leverage right now.

Rates
The Freddie Mac 30-year fixed average was 6.76% on September 10, up from 6.65% on August 20. That is a small move. On a $535,000 home with 10% down, the difference is about $32 a month in principal and interest.
It is not the number that decides whether you can afford a home. The builder incentive you are offered, and whether it is a permanent or a temporary buydown, moves your payment far more than a tenth of a point ever will.

Prices and pace
Utah County's median sale price across all home types was $534,950 in July, up 5.3% from July 2025, on 920 closed sales — essentially flat year over year. Year to date, closings are up 1.8%. The statewide median was $525,000, up 1.1%, so Utah County is outrunning the state on price.
August tells a slower story. Fewer single-family homes closed than a year ago, and more are sitting on the market. That is what a slightly higher rate does in a slow month. Prices didn't fall, but sellers are giving up about 3% off their first asking price to get to closing.

Townhomes and condos
This is the story. The August median for attached homes was $406,500, basically flat from a year ago, but days on market stretched to 85 and closings were down 31%. Attached inventory is moving slowly.
If you are buying a townhome, you are one of fewer buyers competing for it, and the seller has likely already sat through a price reduction. Ask for concessions. If you are selling one, price it right the first week, because the market is not forgiving a high opening number right now.

- If you are buying new construction, the advertised payment is still a teaser. Run the complete number — taxes, insurance, HOA, and the rate after the buydown expires — before you fall in love with a floor plan.
- If you are buying resale, the negotiating room is real, especially on attached homes.
If you’re selling
- The county numbers say buyers are still there, but they are choosier and slower than last spring.
- On a townhome or condo, the first week's price matters more than ever. Price to the market, not to the neighbor who listed in April.
