Will I get a better price working directly with D.R. Horton?

No — and I've confirmed this with D.R. Horton directly. D.R. Horton doesn't lower the price or sweeten the incentives for buyers who come unrepresented. The price is the same whether or not you have your own agent, so skipping representation doesn't save you a dollar here — it only changes who's in your corner. The on-site rep is genuinely helpful, but they work for D.R. Horton. Register with me before your first visit and you keep someone at the table who works only for you.

Which D.R. Horton agent will I work with at Inverness?

What kinds of homes does Inverness offer?

A wider ladder than most communities: two- and three-story townhomes, entry-level single-family cottages, mid-range Horton Plus homes, and estate-scale Emerald homes — 2 to 4 bedrooms, from about 1,400 square feet to plans over 6,000, roughly the mid-$500s to seven figures. It's a long-term, multi-phase community, so new phases and products keep opening. A first townhome and a forever home can both be here — and the monthly payments across that range look very different, which is exactly what the live list above shows.

What amenities does the community have?

The amenity core is already built and open: a clubhouse and pool with a pool house, a splash pad, pickleball and basketball courts, playgrounds and a tot lot, pavilions, cornhole, and walking and nature trails — with hiking and biking trail access in the foothills right behind the community.

Which schools serve Inverness?

Per D.R. Horton's community page: Belmont Elementary (0.4 miles), Viewpoint Middle School (0.6 miles), and Skyridge High School (1.2 miles) — all public, all close enough that most of the community can walk or bike. School boundaries do get redrawn as fast-growing areas build out, so I confirm current assignments before you write an offer.

What are the HOA fees at Inverness?

D.R. Horton doesn't publish Inverness HOA dues on its public page, and I won't guess at a number that lands in your monthly payment. I get the current fee schedule — and exactly what it covers — directly from the builder as part of running your numbers, and where a fee is confirmed it's already included in the payments on this page. Townhome dues typically run higher than single-family because they cover exterior maintenance, so ask me for the figure on the specific home you're watching.

How does earnest money work at Inverness?

This is the one to know before you fall in love with a home. Deposits here are tiered by product — a few thousand dollars on a townhome, meaningfully more on the estate-level homes — and the earnest money goes hard (non-refundable if you simply change your mind) as soon as the builder ratifies the contract. It stays refundable if financing through the builder's lender falls through. I confirm the exact deposit and the go-hard timing for the specific home you want before you sign anything.

Do I have to use D.R. Horton's lender?

No. D.R. Horton's in-house lender is DHI Mortgage, and the builder's incentives and earnest-money protections are usually structured around it — but outside lenders are allowed here. The right answer depends on the incentive math on your specific home: sometimes the builder's rate buydown through DHI genuinely wins, sometimes your own lender does. I run both numbers side by side so you're choosing on the complete payment, not the Year-1 teaser.

Where is Inverness, exactly?

North Lehi, on the foothills above the Silicon Slopes corridor — about three miles east of I-15 on Timpanogos Highway (UT-92), near the Texas Instruments campus. The rest of the tech corridor is minutes down the hill, Thanksgiving Point is one exit away, and the sales office sits at 4550 N. Horton Way, Lehi, UT 84048.
