These Terms govern your use of stephaniekeate.com, operated by Stephanie Keate, a licensed Realtor® with Amani Realty. By using this site or submitting a form here, you agree to these Terms and to our Privacy Policy. If you do not agree, please do not use the site.

2. Estimates are not quotes, offers, or advice
The payment calculator, community payment figures, and market analyses on this site are estimates built from assumptions and publicly available rate data. They are provided for general information only.
Estimate only — not a quote, a loan offer, a pre-approval, or a guarantee. Your actual rate and payment depend on your credit, loan amount, down payment, property, and the day you lock. Home prices, incentives, interest rates, taxes, insurance, HOA dues, and inventory change frequently and may be out of date by the time you read them.
Nothing on this site is legal, tax, financial, investment, appraisal, or lending advice. We are not a lender, mortgage broker, appraiser, attorney, or tax advisor. Consult a licensed professional in the relevant field before making a decision. Loan program and down payment assistance eligibility is determined by the lender or program administrator, not by us.
3. No agency relationship is created by using this site
Submitting a form, calling, texting, or receiving information from us does not create an agency, brokerage, fiduciary, or client relationship. A real estate agency relationship with Stephanie Keate or Amani Realty is created only by a signed, written agreement between you and the brokerage that expressly says so.
If you are already represented by another real estate licensee under an exclusive written agreement, this site is not a solicitation for that representation, and you should continue working with your agent.
4. Text messaging program terms

What you receive:if you provide your mobile number and consent, we send conversational and informational text messages about your home search or sale — matching homes, appointment coordination, market updates, transaction updates, and replies to your questions.
How you opt in
You opt in by checking the consent box on a form on this site and submitting it, by texting us first, or by giving your number and consent verbally. The consent language on our buyer form reads:
I agree that Stephanie Keate / Amani Realty may call and text me about my home search at the number I provided, including by automated means. Consent isn't a condition of any purchase. Message and data rates may apply.
Consent to receive marketing or automated messages is not a condition of any purchase or of any service we provide.
Frequency, cost, and carriers
- Message frequency varies based on your activity and where you are in a transaction.
- Message and data rates may apply. Check with your mobile carrier for details of your plan.
- Carriers are not liable for delayed or undelivered messages.
- Supported carriers may change without notice. Not all handsets support all messages.
How to stop — STOP
You can cancel at any time by replying STOP to any message from us. You will receive a single confirmation message, after which we will send no further messages. You may also reply UNSUBSCRIBE, CANCEL, END, or QUIT. To rejoin, sign up again as described above.

Privacy of your mobile information
No mobile information will be sold, rented, or shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties. See our Privacy Policy for full detail.
5. Acceptable use
You agree not to:
- Submit false information, or another person’s contact details without their permission.
- Scrape, crawl, harvest, or bulk-copy content, property data, or images from this site.
- Use the site or any information from it to send unsolicited commercial messages.
- Attempt to gain unauthorized access to the site, the client portal, or any account.
- Interfere with the operation or security of the site.
Access to our client portal at app.amanirealty.com is by invitation and is limited to the account it was issued for. Personalized results links are issued to you and expire; do not share them publicly.
6. Property information and third-party data
Community, home, pricing, incentive, and rate information is gathered from builders, public sources, and market data feeds. It is believed reliable but is not guaranteed accurate and is subject to change, prior sale, or withdrawal without notice. Square footage, lot dimensions, room counts, schools, and HOA terms should be independently verified. Builder names and marks are the property of their respective owners; their use here is descriptive and does not imply endorsement or affiliation.
7. Fair housing
We support and comply with the federal Fair Housing Act and Utah fair housing law. All properties are offered without regard to race, color, religion, sex, familial status, national origin, disability, sexual orientation, gender identity, or source of income. Equal Housing Opportunity.
8. Intellectual property
The design, text, photography, and tools on this site are owned by Amani Realty or used with permission, and are protected by copyright and trademark law. You may view and print pages for your own personal, non-commercial use. Any other reproduction, distribution, or derivative use requires written permission.
9. Third-party links
We link to sites we do not control, including builder websites and service providers. We are not responsible for their content, accuracy, or practices, and a link is not an endorsement.
10. Disclaimer of warranties
This site is provided “as is” and “as available,” without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the site will be uninterrupted, error-free, secure, or free of harmful components, or that any estimate or information will prove accurate.
11. Limitation of liability
To the fullest extent permitted by law, Stephanie Keate and Amani Realty will not be liable for any indirect, incidental, consequential, special, or punitive damages, or for lost profits or lost opportunity, arising out of your use of this site or reliance on any information or estimate on it. Nothing in these Terms limits any liability that cannot be limited under Utah law, including obligations arising under a signed brokerage agreement or under real estate licensing law.
12. Indemnification
You agree to indemnify and hold harmless Stephanie Keate and Amani Realty from claims arising out of your misuse of this site or your violation of these Terms or of any law or third-party right.
13. Governing law
These Terms are governed by the laws of the State of Utah, without regard to its conflict-of-law rules. Any dispute will be brought in the state or federal courts located in Utah County, Utah, and you consent to that jurisdiction.
14. Changes to these Terms
We may update these Terms. Changes take effect when posted, and the effective date at the top of this page will be updated. Continued use of the site after a change means you accept the revised Terms.
